Not aspirations. These are the standards you can hold me to, and the reason to hold me to them.

I

Same-day pre-approval

Documents in by the time we hang up, letter in your inbox the same business day. Not a pre-qualification email — a real letter, credit pulled and income reviewed, that a listing agent will take seriously.

So your offer goes in tonight instead of Monday.

A status update every Tuesday and Thursday

Every file, both days, whether or not anything moved. If the answer is “still in underwriting, nothing new,” you get that too. You should never have to ask where a file stands.

So you can tell your client something before they ask you.

Reachable nights and weekends

Deals go under contract on Saturday afternoon, not Tuesday at ten. If you need a pre-approval reissued at a different number on a Sunday to win a multiple-offer, call me and it happens.

So a weekend deadline isn’t a lost deal.

You send me a name

A text with a phone number is enough. I take it from there — you don’t fill in a form or write an introduction email.

I call them the same day

In English or Spanish, whichever they’re comfortable in. I find out what they can actually do, not what a calculator says.

You get the letter and the picture

The pre-approval, plus a short note on what’s solid and what isn’t, so you know how hard to push on price and terms.

Tuesdays and Thursdays until it closes

A scheduled update through underwriting, appraisal and clear-to-close. No silence.

When your buyer makes an offer

I keep your buyer’s pre-approval current. With your buyer’s permission, I’ll speak directly with the listing agent to answer questions about the financing. I share only what your buyer has authorized, never their private financial details.

Tools you can put your name on

I build calculators for my own clients, and I’d rather they were useful to yours as well. There are more than twenty — seller net sheet, buy-versus-rent, cost of waiting, cash to close, rental analysis, and a buyer-scenario builder — published under your name and your brokerage as your own Client Tools Platform.

It’s available to any agent who asks. There is nothing to sign, no minimum, and it isn’t tied to sending me business — I’d rather the tools got used than sat on my own site.

A two-page update and a short text, both days, until it closes: where the file stands, what moves it forward, who owes what and what happens next. Lisette is on the thread for anything document-related.

  • What you need to do, kept apart from what the buyer and title are working on.
  • The listing agent gets their own version, so they stop calling you for status.
  • Your buyer’s financial information and loan terms are never in it. The page says so.
  • In English or Spanish, whichever you read.

The buyers other lenders send back

I’m a broker, not a bank, so when one lender’s guidelines say no it isn’t the end of the conversation. These are the situations that most often reach me already declined — and the reason the decline was usually about the desk, not the borrower.

Self-employed, and the tax returns look small
Twelve to twenty-four months of business bank deposits can be used to qualify instead of the returns.
No Social Security number
An ITIN filer can buy a primary residence. There is a real program, not a workaround.
Not a US resident, no US credit file
Foreign national financing does not need a US credit score to work.
Buying it to rent it out
The property’s own rental income can carry the qualification instead of the buyer’s tax returns.
The condo is what killed it
Non-warrantable buildings — litigation, low owner-occupancy, high investor concentration — are placeable. Very Miami, and it is where deals die quietly.
Needs cash without touching the first
A closed-end second reaches equity while the existing first mortgage stays exactly where it is.
The buyer is short on the cash to close
DPA can carry part of it — an FHA-based program today, more as they open up — and the file can be built around it from day one.
